HOK New York Designs first commercial buildings in Korea Aiming to achieve LEED Platinum

The New York office of HOK, a leading architecture and urban design firms, has unveiled the design of its last commercial office building in Songdo International Business District, Incheon, South Korea. The new 55,000 square foot, five-story Gale International / U-Life Northeast Asia Headquarters building, to meet the criteria of the U.S. Green Building Council LEED ® Platinum will be the first of its kind in Korea.
U-Life complex project will be an excellent example of sustainable design for both Songdo IBD and Korea. The project fully embodies its educational mission, demonstrates how you can lead by example and points to new possibilities for the built environment in restoring ecosystems and reducing the accumulation of greenhouse gas emissions overall .
The new project is part of the international business district master plan. The Songdo IBD, developed in partnership 70/30 by Gale International and POSCO E & C, consists of residential, commercial, cultural, leisure, education, health, government and institutions, all surrounding Songdo IBD Central Park.
Located on the south side of the park, the new U-Life complex is expected to open in summer 2009.
planned to house the new headquarters of Gale International Korea, part of the building and the site will be devoted to an exhibition area of ??the vast public art showcase sustainable building materials, systems and technologies of United Technologies Corporation . The entire Songdo IBD was recently named a project “green urbanism” pilot by the U.S. Green Building Council.
The building is designed to include raingardens, natural landscaping, solar electric automobile charging stations, full of office space daylight, optimized natural ventilation, fuel cells, wind turbines on the roof, a system for greywater, green roofs, material life cycle analysis, building energy, water use and system performance.
Comprising a high performance curtain wall, structural steel and equipped with photovoltaic panels integrated into site canopy structures, an entry canopy, shade devices South facade and rooftop photovoltaics. A narrow floor plate and interior atrium daylight, shaped by the passage of the sun designed to mark times during the solar day, will see to this day more than 90 percent of desktops.
The building will include the ability to accurately measure energy consumption and water and assess the system and equipment performance on an ongoing basis. The carbon footprint of the building will be tracked through these systems, as well as constant measurement of building operational resource use. This capacity will be developed for this project and then extended to greater Songdo IBD. The ability of the newly created habitat at both roof and floor will also be monitored to measure its ability to support insect and bird populations in conjunction with local high school science curriculum.
Songdo International Business District, being built on 1,500 hectares of land reclaimed from the Yellow Sea, is well positioned to become the hub of Northeast Asia. The largest private real estate development in history, Songdo IBD is located on the site of General MacArthur’s 1950 landing. Songdo IBD will include 45 million square feet of offices, 35 million square feet of residential space, 10 million square feet of commercial space, 5 million square feet of hotel and 10 million square feet public space. Every conceivable cultural and recreational amenities are available, including a world class hospital, two international preparatory schools, The Jack Nicklaus Golf Club Korea and a 100-acre Central Park with a world class aquarium and art museum.
Although
Kohn Pedersen Fox Associates created the master plan for Songdo IBD, HOK New York acts as the design architect for over 4.5 million square feet across 10 residential towers with retail space adjoining the new U-Life complex and the Convention Center Hotel along Central Park, with ARUP handling the structural design and curtain walls; Dong-Il Architects as associate architect for the Korean residential and commercial work and Baum Architects acting as Associate Architects for the U-Life complex and Convention Center hotel <. / P>
